CLOSING FOR BUYING OR SELLING

Every buyer or seller will want to get their money or their house at the end of the transaction. We ensure a detailed closing process for the contract and aid in mortgage refinancing. Our team will make sure of just that. We will help you review the contract, examine the title to the property, and prepare financing documents, considering CMHC obligations, if any, prepayment privileges, ownership obligations.

CURING A TITLE

If the home title is not researched and 'cured' before a final transaction, you may find yourself in a sticky situation. It is incredibly risky to buy before 'curing' a title. The Seller should do this because they cannot claim full, undisputed rights to a title.

 

It could be something like a disagreement with a neighbour who claims that the property's boundary line isn't where it is supposed to be or a forged document 25 years ago from a previous owner.

The most common title defects are

  • Unknown Easements

  • Undiscovered encumbrances

  •  Errors in the public record

  • Contested and Missing Wills

  • Unknown Liens

TITLE INSURANCE

You may find yourself in a difficult situation if you find that you have issues regarding your title; for example, your neighbour may suddenly argue that part of your property is theirs. Your property is just like a prized possession, and you will want to protect it.
